With the Fire Safety (England) Regulations 2022 coming into force today, it is vital that landlords know what actions they need to take on fire doors in blocks of flats.
Obtain a risk assessment of the common areas in HMO and flats which share common areas immediately, to ensure escape routes are fit for purpose.
Act on risk assessmentโs recommendations without delay.
Landlords must maintain doors in good order, and where they’re inadequate be replaced by a competent person.
Wear and tear can cause defects – landlords must make sure any defects don’t undermine the ability of the doors adequately to prevent fire and smoke spread.
Doors that are required to be fire doors are: flat entrance doors, doors to stairways and lobbies, doors that sub-divide corridors and doors to plant rooms and cupboards.
Any repairs or replacements must be carried out as soon as “reasonably practicable”.
For flat entrance doors:
Arrange with residents ahead of time a door inspection
Keep a record of any steps taken to maintain the door
Ensure adequate signage on the doors
For doors to stairways and lobbies and doors within corridors:
Examine more regularly than entrance doors due to increase wear and tear (every three months minimum)
If held open on magnetic door hold-open devices, make sure there is a smoke detector present
